Free Ways to Build a Buyers List, Newbie Tuesday!

Buyers List 101… Bam! Pow! Whoooosh! “Holy wholesale Batman, that guy contracted and assigned that contract in 4 HOURS!” Yes, grasshopper, it happens, but not without a buyer’s list! Listen in, and read on to learn FREE ways real estate investors build a list of other investors to assign/flip their junkers and ugly houses to as fast as you can say “Newbie Tuesday”!
I know you’ve read the e-books and listened the reports about investors who can find, contract, market, and assign or “flip” a property in a few hours or a day, and YES, it happens, but not without the proper foundation. Don’t assume that it’s “that easy”, like some make it sounds… but it certainly “can” happen once you’ve put in the time and built your buyers list!
Seasoned pros have years of networking, contacts, and experience, but that doesn’t mean you can’t build a buyers list quickly, with little cost, and effectively, if you have the proper real estate investing advice…
A buyers list can be built quickly, inexpensively, and effectively, but you need to learn some basics. Real estate investing success can be yours, but it won’t happen overnight. This is a marathon, not a sprint!
A buyers list for wholesaling properties as a real estate investor should include other real estate investors, preferably the “fix and sell”, or “fix and rent” types. You will never be “done” making a buyers list, but with some work, you can have a list long enough to get the job done with an e-mail, and a few phone calls.
As your real estate investing business grows, you should automate your list building with a website to collect names, as well as an auto-responder e-mail program to send an e-mail to the entire list announcing a new property when you get it under contract. Until then, a notepad and pen or pencil can do the trick… but you should definitely look to the day when you can automate.

In any case, here’s some FREE ways to get that list started:
- Post an ad on Craig’s List, Kijiji.com, and Backpage.com , that lets the investing world know “I sell ugly houses”. Do this regularly, and make sure to include “keywords”, so Google sends people to your ad. Put your phone number, website address, and e-mail address in the ad. Re-post the ad regularly.
- Write down the phone number when you see “I Buy Houses” signs, ads, and websites. Call those investors, get their info, and let them know you’re an investor and would like to bring them properties that are available. Add them to your list, and don’t forget to get their e-mail address for when you automate!
- Go to Google and type “Sell my “your town” House fast”. Contact the investors that come up, and contact them as well.
- Introduce yourself at local real estate investing clubs, seminars, and events, and add those investors to your list.
- Get involved with real estate investing forums and mastermind groups, and let those investors know you “have deals”.
These are beginning real estate investing techniques, and are more time-intensive than other “paid” methods, which we’ll cover on another episode… but for you new investors working on a shoestring budget, it’s enough to get you started.
Make sure the people you come across know that you BUY houses as well, so they’ll contact YOU when they have houses for sale. You may be able to put two of your contacts together, and earn a nice little fee… and just maybe, you’ll get paid from both sides!
