Commercial Investing, Just Add a Zero!

Although REI-TV focuses more on how to make money as a real estate investor flipping or buying and selling single family homes, there’s an entirely other “animal” out there that many of you may care to begin to learn of… commercial investing.
My friend Jeremy Shapiro, from Maxa Investments specializes in multi-family homes, and provides a totally “hands off” experience for their investors. Many real estate investors choose to simply invest passively on their properties and collect the checks, rather than manage the projects themselves… and many commercial investment companies allow just that.

You’ll be surprised to learn that commercial investing is “sometimes” EASIER to invest in than SFH’s, more secure, less risky… and holds a lot more profit. (watch for an announcement next month from me about commercial investing)
Some feel intimidated when thinking about commercial real estate, but in a lot of cases, it’s not too unlike flipping a house… except you “Add a Zero”… to both the cost and the PROFITS!
Commercial properties can be optioned, flipped, leased, wholesaled, rehabbed… held long term… sound familiar? There’s differences no doubt, but in my opinion, more similarities than differences! (and, strangely enough, it’s a lot easier to get funded on a commercial deal if the numbers work!)

- Apartment Complexes (larger than 4 units)
- Industrial Parks
- Warehouses

Are realtors really on your side if you’re just looking to buy a home lon lease option and not straight out on a mortgage? I get the immpression that my agent would rather be doing somethings else than show me homes for sale on lease purchase terms. Is buying a home like this even a good idea in the first place?

Realtors still get paid when they bring a rent to own person… it’s usually 1 month’s rent. In these days, he should be happy you’re even in the car.
Sure it’s a good idea, especially if you can’t get a mortgage.

Believe you have to consider all aspects in the current economic climate - personally do no think we have seen the full extent of the recesssion, so would be cautious in considering.

I have a Dell Latitude Laptop using Windows XP. I took it to Geek Squad because it was skipping and the freezing up when I played DVDs or any kind of audio. When it freezes I have to turn it off witut shutting it down. It also wouldn’t freeze right away..it freezes into about 10 minutes of playing DVDs or youtube videos. It was also making weird noises when it froze. Best Buy informed me that the noise wasn’t any hardware issue, but the kind of noise the computer makes when it’s frozen. They said nothing was wrong hardware wise, and that I had 6 viruses on the laptop. Well now, all those viruses are removed, and my laptop is still skipping and freezing when I play DVDs..to the point where I have to turn off the computer without shutting it down. If it’s not viruses, and geek squad said everything is fine with the computer physically, then what is it? santoramaa

Okay..I’m totally a newb at this and I don’t really know much about what’s going on in my computer, but one day I was playig sims 2 and my computer shut down and restarted, and so I didn’t really make a big deal out of it until it kept happening. Then yesterday my comp started being extremely slow. I thought I had some type of virus so I tried doing a virus scan, and while waiting for that to finish I installed mAlwarebytes and got it installed but for some reason it didn’t run. So I installed adwarebot and did a scan and it showed me over 500 infected files and I removed them all. Then I tried turning off the automatic restarting thing, then suddenly I got the BSOD, saying I had the driver_irql_not_less_or_equal. And I have no idea what that means, and basically I haven’t been able to find out what the problem was because whenever I try to do I virus scan I can’t succesfully finish it wihout my comp restarting randomly. santoramaa
